Downtown Santa Cruz Property Development Plans Amended After Key Community Feedback



OCEAN STREET DEVELOPMENT UPDATED AFTER MATT SRIDHAR & SAL CARUSO HAVE POSITIVE MEETING WITH COMMUNITY LEADERS

Santa Cruz, CA – Santa Clara-based architect & project designer Sal Caruso has made a few particular changes in the development proposal for the Ocean Street project after receiving feedback from local community leaders and longtime residents. This massive project is around 333 Ocean St. in Santa Cruz area, and updates were confirmed by Caruso and Sridhar Equities CEO, Matt Sridhar, who is the principal investor on this project.

Some changes were made after Caruso appeared in December before a crowd of roughly 80 people for this project’s first airing as a representative of Sridhar Equities. This more recent follow up event brought in more than half the people to one large meeting place.

Mike Ferry, who is a Senior Planner with the City Planning Department, said, Referring to a previous public event, the developer still required submitting a proper formal plan of this project along with permit application to Santa Cruz’s Planning Department./span>

He further added that preliminary concepts have already been shown to the city officials. Sridhar Equities responded to a few special parking and traffic concerns which included the addition of bicycle parking, private parking space for 333 residents along with 28 parking spaces for commercial purpose. Also, concerns regarding parking spots for 54 guests will be taken into consideration in the updated version of the development proposal.

After coming to hear the feedback from community leaders and residents, Caruso’s design was updated with a stronger understanding neighborhood. Now, the design includes an exit from the underground garage and takes into consideration hundreds of additional drivers impacts on Ocean Street, as well as neighboring areas. Moreover, with two right-turn exits on Ocean Street which send drivers towards the north and leads to Highway 17; this project will consist of small right turn only. They will lead towards May Avenue which is situated at property’s Southeast corner.

The reason for this is to let drivers who do not desire driving north will have a chance to eliminate the possibility of stacking up in Ocean Streets lanes for U-Turn or requiring going through residential lanes/street.

Apart from this, other drivers roadway safety development or incentives, the developer still needs some time to gather information. It will be about traffic for determining this project’s entire impacts and steps needed to eliminate them.

Sal Caruso and Matt Sridhar earned remarkable accolades for going through all the issues and updating the design concepts to eradicate all issues. Architectural rendering’ slides showed that Caruso drew influence from Greco-Roman structures, Santa Cruz’s Rittenhouse Building which is downtown, Portland areas, and Napa riverfront which was modernist design’s earlier version.

The updated design proposal provides interconnected buildings appearance with a distinct look that includes numerous fifth false designs of floor tower. Halfway down Ocean Street, development of this project will wrap around a house which Mr. Sridhar didn’t purchase, and the house is expected to stay there.
